When to Repair vs. Replace Commercial Pavement

Isolated cracking, minor raveling, and occasional potholes are typically addressed with targeted patching, crack sealing, and sealcoating — extending pavement life at a fraction of reconstruction cost.

Alligator cracking across more than roughly 30% of a surface, visible base failure, or subgrade pumping after rain events usually indicate the structural section has failed and localized repair will not hold.
